This work provides a detailed presentation of articles 94-100 of Law 5038/2023, specifically: • the conditions and procedure for the issuance, renewal, and revocation of the "golden residence permit" • the rights acquired by the holders of residence permits, such as the possibility of acquiring citizenship • the tax obligations of the beneficiaries of residence permits • the risks of circumventing the purpose of the law due to legislative gaps. This examination is accompanied by practical issues that highlight the legislative gaps of the current framework, a comparative presentation of the golden visas granted internationally, and their contrast with the institution of golden passports. In the context of analyzing their tax obligations, the author also provides an extensive analysis of the provisions for alternative taxation. The book is of theoretical and practical interest and will offer significant assistance to practicing lawyers—mainly those specializing in the submission of applications for the granting/renewal of the "Golden Visa"—to judges, notaries, law school students, as well as to real estate agents and employees in state services, such as the "one-stop shop" services of the Decentralized Administration, which are responsible for the issuance, renewal, or revocation of the "Golden Visa".
